The HOAI service phases in the construction process

HOAI service phases in detail
The Fee Structure for Architects and Engineers (HOAI) defines nine service phases, which we present to you in more detail below:
1. Basic determination
In the first phase, the basic requirements and framework conditions of the project are determined. This involves clarifying the task and advising the client.
2. Preliminary planning (project and planning preparation)
This phase includes the development of a planning concept and initial cost estimates. The aim is to develop various solutions and examine their feasibility.
3. Design planning (system and integration planning)
In the third phase, the selected preliminary design is further elaborated. This includes the creation of planning documents, such as drawings and calculations, which serve as the basis for further decisions.
4. Approval planning
This phase includes the preparation of the necessary documents for official approvals. This includes applications and evidence required to obtain planning permission.
5. Implementation planning
The design is worked out in detail during implementation planning. Precise plans and drawings are produced, which form the basis for the construction work.
6. Preparation of the award
This is where bills of quantities are drawn up and quantities calculated. The aim is to prepare the invitation to tender for construction services and to obtain offers from contractors.
7. Participation in the awarding of contracts
This phase includes checking and evaluating the bids received and supporting the client in awarding contracts to suitable construction companies.
8. Project supervision (construction supervision)
In the eighth phase, the construction work is monitored. This includes checking the construction work, coordinating the trades and accepting the construction work.
9. Property management and documentation
The final phase includes the supervision of the building after completion. This includes monitoring the rectification of defects, documenting the entire construction process and handing over the complete documentation to the client.
